But – it wasn’t MY business!!

Victor and Lorrain Salzi were very good neighbors and they had a barn. They lived next to a tobacco farmer, Mr. Marsten. Whenever Farmer Marsten needed some extra storage space, the Salzis would let him use their barn. He was a friend and a neighbor so no rent was charged.

Hurricane Fran was not such a friend – it blew down the barn when it was filled with thousands of bales of Farmer Marsten’s hay. The hay was being stored for sale to a customer of his.

The Salzis submitted a damage claim for the barn to their Homeowners insurance carrier. The claim was denied because the barn was being used for business purposes – by Farmer Marsten.

Do your clients REALLY understand the Homeowners business exclusions?

Discovering the business exposure

The Salzi’s insurance agent may have been surprised to discover that Farmer Marsten was using the Salzi’s barn. He or she probably faced a very angry customer when the claim was denied.
